Lease preparation
BC RTA-compliant residential tenancy agreement, addenda for pets, parking, utilities, smoking. Reviewed and ready for signing.
Move-in coordination
Condition inspection report (CIR), keys, deposit collection, and tenant onboarding. Hand-off file delivered to you.

We use a current BC RTA-compliant lease template with the right addenda. You won’t lose a Branch dispute over a paperwork error.
No upsell, no obligation
Tenant Placement is a one-time service. If you want ongoing management later, that’s a separate decision and the placement fee is credited.

How long does placement usually take?
Most properties go live within 3 business days and place a screened tenant within 14–28 days. Faster in spring and fall, slower around the holidays. We don’t fast-track the wrong tenant just to fill a vacancy.
What if the tenant you place doesn’t work out?
If a tenant we placed gives notice or has to be removed within the first 90 days for cause, we re-place at no additional fee. That’s only happened a handful of times — proper screening prevents it.
Can I review and reject applicants?
Yes. Every advanced applicant’s screening file is sent to you for approval. You make the final decision. We won’t sign a lease without your written go-ahead.
